GENERAL PROVISIONS
The House Rules and Regulations, (hereafter referred to as “HOUSE RULES”), adopted by the Board of Trustees of the Condominium Corporation pursuant to the Master Deed with Declaration of Restrictions, govern and regulate the use and occupancy of the individual units and common areas to:
ensure the efficient and orderly management and operation of the condominium buildings, for the health, safety and welfare of all residents;
ensure the right to the peaceful and quiet enjoyment of all residents of their respective units and the common areas;
maintain the aesthetic appearance and soundness of the structures and facilities within the premises; and
enhance the value of the property.
All owners, lessees, occupants of the building, guests, visitors, building personnel, contractors, and service providers are required to follow and comply with the governing House Rules to avoid inconvenience and embarrassment as a consequence of violation/s to the provisions of the House Rules.
For brevity, LESSEE shall collectively mean the lease signatory and his/her registered occupants.
USE OF INDIVIDUAL UNITS
Each of the residential units will be occupied purely for residential purposes. The LESSEE shall not use the Leased Premises for any other purposes.
GENERAL RESTRICTIONS
The LESSEE shall observe the maximum be allowed occupant to regularly reside at the Leased Premises. While guests and visitors may be allowed for visitation purposes only, in the event or occasion shall the guests or visitors be allowed to stay or be accommodated in the Leased Premises for a period not longer than the maximum days except for approved written consent from the LESSOR. All individuals who are deemed trespassing, pose any threats or violations in safety and security of DMCI residents and premises must be immediately escorted out and restricted on premises by PMO security personnel.
The LESSEE [extending to registered occupants and authorized visitors] shall be bound to comply with the Master Deed with Declaration of Restrictions (for condominium corporation) or Deed of Restriction (for homeowners’ association), rules, regulations and policies of either the condominium corporation or homeowners’ association, as the case may be.
The LESSEE shall not assign or transfer its right in the lease agreement or sublease or sublet all or any part of the Leased Premises and no right, title or interest thereto or therein shall be conferred to or vested on anyone, other than LESSEE, without the written consent of the LESSOR. Any violation of this provision shall put the LESSEE in default.
The LESSEE shall keep the Leased Premises clean, in sanitary, and good condition. The LESSOR shall be responsible for all major repairs on the premises caused by force majeure and ordinary wear and tear, except repairs due to the fault or negligence of the LESSEE, members of his/her household, employees, house help, or guest.
The LESSEE shall not introduce any improvement, alteration or addition to the unit without prior written consent or approval from the Lessor and the PMO.
The LESSEE of units are not permitted to do anything wherein any obstruction, may be caused to the entrances, exits, hallways, passages, stairways, fire exits and fire escapes, vestibules, lobbies, sidewalks, driveways and parking.
The unit shall not be used for any purpose or activity, which may disturb the peace of the residents.
GENERAL CONDUCT
The LESSEE shall comply with any and all rules, regulations and policies currently existing or which may be promulgated from time to time by the LESSOR as well all the House Rules and Regulation implemented by the Condominium Corporation or any rules, regulations, ordinances and laws established by all duly constituted authorities of the Municipal/City or National Government arising from or regarding the use, occupancy, sanitation and pollution of the Leased Premises.
The LESSEE or any members of the household, guest or other person under the LESSEE's responsibility shall not engage in acts of violence or illegal activity, including drug-related activity, threats of violence, unlawful discharge of firearms, prostitution, criminal gang activity, intimidation, or any other breach of the Lease Agreement that otherwise jeopardizes the health, safety or welfare of the landlord and the community.
The LESSEE is further advised not to engage in any verbal or physical altercation with fellow residents. Should this happen, report immediately to PMO.
In the event that the LESSEE is found or known to be engaging in any criminal or illegal activity, the Condominium Corporation and its administration is hereby given full authority by the LESSOR to expel the LESSEE (or the involved occupant/s) from the premise wherein contract will be subject to pre-termination and all security deposit of the LESSEE will be forfeited by the LESSOR.
The LESSEE is also enjoined to promote and support responsible condominium living
USE OF AMENITIES AND COMMON AREAS
General Guidelines
The amenities of the project shall not be appropriated for the exclusive use or benefit any particular unit with due approval from PMO
All common areas shall not be for the exclusive use of any particular unit/s.
Any damages resulting from the improper use of the amenities/facilities will be the sole accountability of the responsible person.
Ensure that all members in your household have read and understood the pointers listed above. Thank you for your cooperation.
Use of Swimming Pool
Pool users should observe its rules and regulations.
The swimming pool is for the exclusive use of unit owners in good standing and their immediate family members whose names are duly registered in the Roster of Unit Owners and Residents, or those persons duly endorsed by the Property Management Office. Guests may be allowed to use the pool provided they are sponsored (with fee) and within the limits as prescribed by the PMO.
MOVE-IN AND MOVE-OUT PROCEDURES
Procedures for Move-in
The LESSEE shall ensure that proper documentations are secured by the lessor and/or its authorized leasing representative prior to entering the property. Documents such as:
Copy of the notarized Lease Agreement between the lessor and the lessee
Accomplished Tenancy Information Sheet
Copy of valid IDs
Signed Move-in Clearance with utility meter reading
Accomplished Gate Pass for items to be brought inside the premises
Submit the names and vehicle details of the authorized parties who will conduct the move-in
Signed Conforme of House Rules
The LESSEE shall check the unit thoroughly upon unit keys handover
The LESSEE shall coordinate with the lessor and/or its authorized leasing representative for succeeding move-in needs
Procedures for Move-out
All move-out activities must be pre-arranged by the LESSEE with the lessor and/or its authorized leasing representative to avoid inconvenience. PMO should be notified as well for proper coordination.
For the benefit of both parties, unit inspection should be carried out prior to moving out for the determination of applicable deductions due to damages or item loss, if there are any.
The LESSEE shall ensure that proper documentations are secured from the lessor and/or its authorized leasing representative prior to moving out of the property. Documents such as:
Signed Moveout Clearance with settled last utility consumption and other financial accountabilities
Accomplished Gate Pass for items to be pulled out from the premises
HOUSEKEEPING RULES
The LESSEE shall provide their own trash bins to hold and contain garbage inside their respective units.
The LESSEE shall observe proper waste segregation and disposal.
ACCESS CONTROL, SAFETY AND SECURITY
General Guidelines
Only personnel duly registered with the PMO will be allowed entry into the condominium buildings and grounds.
LESSEE must notify/advise the Property Management Office and/or the Guard House of their visitor’s entry in advance to avoid inconvenience.
Entry of visitors shall only be allowed from 8:00 AM to 6:00 PM.
Visitors must present and deposit a valid Identification Card with picture, in exchange for a visitor’s pass/ID
Access to the premises of persons whose presence may be denied, including but not limited to the following:
Persons under the influence of alcohol or prohibited drugs.
Refusal to provide identification and/or purpose of access
Persons carrying firearms who do not want to deposit their firearms
Smoking is prohibited in the hallway, common areas, clubhouse, swimming pool, and game area. Any unhygienic practices such as spitting anywhere is not allowed especially in the common areas and outside your balconies.
The LESSOR or its authorized agent after giving due notice to the LESSEE shall have the right to enter the Leased Premises in the presence of LESSEE or its representative at any reasonable hour to enter and inspect the Leased Premises. The LESSEE hereby agrees to cooperate with the LESSOR in keeping the Leased Premises in good tenantable condition.
Upon prior notice of the LESSOR, the LESSEE at any reasonable hour shall give the right of the LESSOR to show/exhibit the Leased Premises to prospective tenants, in case the LESSEE has no more intention of renewing the lease provided that entering the Leased Premises must be in the presence of the LESSEE or its representative.
The LESSEE shall immediately report any technical issues within the unit to the owner and PMO. The Property Manager and/or his authorized representative are allowed to enter a unit in case of emergency.
Fire Safety
Place fire extinguishers in the noticeable areas of the unit.
The LESSEE shall not keep, deposit or store in the Leased Premises any obnoxious substance or inflammable material or substance that might constitute a fire hazard, or might pollute the air and water as prohibited by law, with the exception of keeping 1-LPG cylinder for cooking purposes.
The LESSEE shall attend fire safety seminar and witness fire drills conducted by the PMO for added safety information.
Employees and Household Helpers
Household helpers, drivers, or any house staff employed by the LESSEE must be registered with the PMO
They shall observe house rules and regulations of the property
Delivery and Pull-out Procedure
LESSEE are required to secure a gate pass from the PMO whenever there is a delivery or pull-out of large items
These items must only be delivered or pull-out within the following schedule:
8:00 AM to 5:00 PM (Mondays to Fridays)
Saturday and Sunday schedules will be subject to the approval of PMO
Should the delivery or pull out activities cause damage to the common areas and/or furniture/fixtures found therein, the LESSEE shall be responsible to restore the damages or settle the cost of its restoration.
Parking Rules
Only vehicles registered with the PMO will be allowed by the security.
Vehicles of residents should park only at their designated parking slots and must observe the parking regulations and traffic rules.
Repeated blowing excessive revving of engines, loud car stereos are prohibited within the parking areas
Windows and doors of parked cars must always be locked.
Parking spaces shall not be used for storage of any kind
PETS
Pets shall be limited to aquarium fishes, dogs, cats and birds. Keeping of the said pets in commercial quantities shall not be allowed. Large-sized breeds, street dogs, dirty, dangerous, and foul smelling animals are not allowed in the condominium.
Pets must be kept confines of the owner’s unit and whenever taken out shall be held by a leash or otherwise, restrained or contained.
The LESSEE shall be responsible for any injury to person or damage property caused by his pets.
Pets must not be kept in the parking areas, driveways, gardens, balconies, laundry cages, and other common areas.
The LESSEE must see to it that the noise created by their pets does not disturb the other owners or LESSEEs.
Pets, where applicable, must be vaccinated, at the owner’s expense at least against rabies and distemper for a specified duration.

Regularly check and keep your billing statements and proof of payments
Be familiar with the emergency hotlines covering the locality of the property
